Roofcare’s high-access specialist teams were deployed over the festive period to deliver urgent safety works at a high-rise residential block in Chester, following reports of a balcony defect that posed a potential health and safety risk.
Working on behalf of Sanctuary, the team responded quickly to assess the issue and implement a programme of investigation and repair. This included carrying out comprehensive concrete testing across all external balconies, identifying any areas of concern, and undertaking targeted remedial works where required.
Given the building remained fully occupied throughout the works, careful planning and resident communication were critical to the project’s success. Roofcare worked closely with Sanctuary to ensure all residents were informed in advance, with clear updates provided on the nature of the works, the reasons behind them, and how disruption would be minimised.
A phased approach was adopted to maintain safe and consistent access for residents at all times. This included restricting only one entrance per day, ensuring an alternative access point remained open, and carefully sequencing works to avoid unnecessary inconvenience.
Works are ongoing, with completion scheduled for February. However, the positive response from residents has already been a standout aspect of the project. From daily interactions on site to gestures of appreciation towards the team, the feedback reflects the value of clear communication, respect for residents’ homes, and a considerate approach to delivery on live environments.
